Westlake: the town the campuses call home.

Westlake is the corridor's inversion: tens of thousands work here daily, while its resident population stays tiny — a town of corporate campuses, estate lots, and one of the region's most distinctive price points.

What it is

Home to the Circle T Ranch development anchoring Charles Schwab's headquarters and neighboring corporate campuses, plus estate-scale residential including the Vaquero gated golf community. The residential market is small, largely luxury, and behaves accordingly: low inventory, long hold periods, and pricing that comps against the metroplex's estate tier rather than the corridor's family stock. Westlake Academy — the town's IB charter school — is a distinctive local institution; verify enrollment eligibility rules directly with the academy, as charter admission is its own system apart from district zoning.
