The verification routine
- Same property, three sources: the community's own site, one big listing portal, and a phone call. Three different specials for one property is common — the phone call is the tiebreaker.
- Ask the expiration: "Is this special active today, and when does it end?" Listing sites cache old offers for weeks.
- Get it on the quote sheet: a special that isn't written into your quote doesn't exist.
- Then run net-effective: the only comparison that matters.
