Inventory is structurally minimal: Westlake's resident population is tiny by design, Vaquero's lot count is fixed, and estate owners here hold long. Listings surface irregularly, sometimes quietly, and pricing behavior follows the metroplex estate tier's rhythms — slower absorption, wider negotiation ranges, and value concentrated in land, lot position, and privacy rather than finish-level arithmetic.

What changes at this tier

Diligence deepens rather than disappears: survey and easement review on estate lots, club membership structures and transfer terms at Vaquero (membership and property are separate questions — ask both), and the same address-level facts as everywhere — Westlake Academy's charter enrollment rules are their own system, and district zoning is verified, not assumed. Insurance and rebuild-cost conversations get genuinely complex at estate scale; start them during the option period, not after.
