Keller's estate stock spans decades of custom and semi-custom building on larger lots — including genuine acre-plus properties that survived this close to the job centers almost nowhere else. Unlike the tier's gated pockets, this layer trades within Keller's normal resale regime: real comparables exist, negotiation follows classic fundamentals, and the estate premium is paid in land and maturity rather than gate and club. Tax stacks here are typically plain-vanilla — no MUD/PID — which at estate-scale values is a permanent monthly advantage worth naming in any comparison against new luxury construction elsewhere.
Diligence notes
Decades-old custom homes are individuals: foundation history on clay soils, roof and mechanical ages, and the quality of past renovations matter more than any per-square-foot shorthand. Larger lots add their own checklist — septic where present, well where present, tree health (a mature canopy is an asset with a maintenance line), and drainage across real acreage. Keller ISD's home base serves most of the town; verify the specific address regardless.
