Along the corridor's northern and western edges — Argyle's horse country most famously — the estate tier takes its most Texan form: custom homes on real acreage, with barns in the deed and the growth map on the horizon.

The pocket behavior

Argyle anchors the belt's equestrian identity, with luxury acreage continuing through Northlake's unabsorbed edges and Haslet's legacy parcels. Value here is land-led: acreage, usability, water, improvements (barns, arenas, fencing), and — uniquely on this corridor — position relative to the arriving growth, which cuts both ways: approaching development can lift land value while changing the very seclusion being bought. Honest buyers here price both futures.

The acreage diligence stack

This tier's checklist is its own discipline: survey and easements, well and septic condition, ag or wildlife exemption status (a major tax variable — understand it before bidding, and what change-of-use does to it), floodplain mapping across real acreage, deed restrictions vs. genuinely unrestricted land, and — for equestrian use — the county's and any HOA's animal rules in writing. District seams run thick here: Argyle ISD and NISD interleave exactly where this belt sits.
