The corridor's workforce includes plenty of veterans — and the VA loan benefit interacts with this market's builder-heavy conditions in ways worth knowing before the first model-home visit.

The benefit, in plain terms

For eligible veterans, service members, and certain surviving spouses, VA-backed loans can reach zero down payment with no monthly mortgage insurance — the two features that most change the rent-vs-buy napkin. The trade is the funding fee (a percentage of the loan, financeable, waived entirely for buyers with qualifying disability ratings) and VA-specific process steps. Eligibility runs through your Certificate of Eligibility; lenders pull it routinely.

Corridor-specific interactions

Builder incentives stack. Closing-cost credits and rate buydowns from the Ledger's menu generally apply to VA borrowers too — and with zero down, a closing-cost credit attacks your entire remaining cash-to-close. Compare the preferred lender's VA pricing against an outside VA quote same-day, as always. VA appraisals carry Minimum Property Requirements. On new construction this is usually smooth; on resale it can surface repair conditions — a negotiation feature, not a bug. Zero down is not zero cash. Earnest money, inspections (yes, all three on a build), and prepaids still exist; budget them.

The honest notes

The benefit is reusable and partially restorable — buying here doesn't spend it forever. And zero down means starting with minimal equity: pair it with the sequence discipline and a payment you'd choose anyway.
