The most persistent new-construction myth on this corridor: 'it's brand new and city-inspected, so a private inspection is redundant.' Builders' checks verify code minimums and their own process. Your inspector works for you.

The three-visit cadence

Pre-pour (foundation): before concrete, an inspector can see what no one ever sees again — plumbing rough-ins, moisture barriers, post-tension cable layout, grading. On corridor clay soils, this is the visit with the longest consequences. Pre-drywall: framing, electrical runs, HVAC ducting, and plumbing while the walls are open; issues found here cost a work order, not a demolition. Pre-closing (final): the full standard inspection plus systems testing, feeding directly into your blue-tape walkthrough list.

The practical notes

Confirm in writing — before contract — that the builder permits phase inspections and how much access notice they require; most corridor builders accommodate them routinely, and reluctance is itself information. Budget for each visit (typical published ranges put standard inspections in the few-hundred-dollar band each, with foundation/structural visits priced separately). For inventory homes already past drywall, you get one shot: make it a thorough final plus a specific request for any third-party phase reports that exist. And calendar your warranty-year follow-ups the day you close — the eleventh-month walkthrough is the inspection most buyers forget. Educational only, August 2026.
