Owners: the three things that move your quote
The roof, above all: age, material, and claim history drive North Texas premiums more than almost anything — which is why roof age belongs in your purchase math and why quoting insurance during the option period is non-negotiable diligence on any resale. The deductible structure: many Texas policies carry a separate wind/hail deductible set as a percentage of dwelling coverage rather than a flat amount — on a corridor-priced home that's a materially different out-of-pocket than the flat deductible next to it; read both numbers, not just the premium. The rebuild number: dwelling coverage should track rebuild cost, not market price — construction-cost reality and land value are different quantities, and confusing them buys the wrong policy in either direction.
Renters: the easy win
Renter's policies are genuinely inexpensive, usually mandatory anyway, and cover what the landlord's policy never will — your belongings and your liability.
