Two communities at the same sticker price can differ by a real margin once mandatory fees stack. Ask for the all-in number the way lenders quote APR.

The usual suspects

One-time: application fees (per adult), admin fees, deposit or deposit-alternative programs (the alternative is a nonrefundable fee — cheaper up front, gone forever). Recurring, often mandatory: valet trash, package lockers, pest control, "technology" or internet bundles, common-area utility allocations (RUBS), and required renter's insurance minimums. Situational: pet rent plus pet deposits plus pet fees (three different line items — ask for all three), garage/carport, storage, month-to-month premiums.

The one question that surfaces everything

"If I sign this floor plan today, what is my total monthly obligation including every mandatory fee — and what's the total due at move-in?" Ask for it in writing on the quote sheet. Communities answer accurately when asked precisely; the gap only survives when nobody asks. Then compare communities on that all-in number plus net-effective rent — together they're the true price.
