A house rental runs on a different rulebook. Know whose house it is.

On this corridor, the house you're touring belongs to one of three very different landlords — an individual owner, an investor portfolio, or a build-to-rent operator — and the experience follows the owner type more than the floor plan.

Three landlord types, three experiences

Individual owners (common in Keller, Justin, acreage Haslet): most negotiable on terms, most variable on responsiveness. Ask who handles repairs and how fast, and get the yard/HVAC-filter/minor-maintenance split in writing. Portfolio investors: standardized leases, online portals, less term flexibility, predictable processes — read the fee schedule closely. Build-to-rent operators (growing fast in Northlake and new phases): apartment-style management with house living — specials, portals, amenity centers — covered fully in the BTR guide.

House-specific diligence

Who mows, who waters foundations (a genuinely Texan lease clause), who owns appliance repairs, what the HOA requires of tenants (and who pays HOA fines), and — for older houses — HVAC and roof condition, because summer discovers both. Photograph everything at move-in. If the house is in an HOA community, ask for the tenant-relevant rules before signing, not after the towing notice.
