What's in the number
Broad strokes for a Texas purchase: lender charges (origination, underwriting, any points you elect), third-party costs (appraisal, survey, inspections you ordered), title-related costs (in North Texas the owner's title policy is customarily seller-paid — verify in your contract), recording fees, and the escrow prefunds — months of property taxes and insurance seeded into your escrow account, which on higher-tax corridor properties is often the biggest single line. Published rules of thumb put the total in the low single-digit percentages of price; your Loan Estimate replaces every rule of thumb within days of application.
Why this number is the incentive battleground
Builder closing-cost credits attack exactly these lines — which is why they're such a common corridor incentive, and why the tax rate behind your escrow prefund matters twice: it sets both the monthly payment and the size of the prefund a credit must cover. Line-item any credit against your actual Loan Estimate, note whether unused credit is forfeited, and compare preferred-lender terms against an outside quote the same day.
